How often do mortgage rates update?
National averages update once per business day. Lender-specific offers update intraday whenever the lender pushes new pricing.
What's the difference between rate and APR?
Rate is what you pay on the loan balance. APR rolls in lender fees, points, and most closing costs — it's the truer cost of borrowing. Always compare APR, not just rate.
Should I pay points to lower my rate?
Only if you'll keep the loan long enough to break even. Divide the cost of points by your monthly savings — if you'll stay past that month count, points pay off.
